Services

BAS and HVAC controls installation services

Division 25 controls installation: six services covering the physical side of a BAS or BMS, from the first cable pull to commissioning support.

01

Controls rough-in and cabling

Good controls work starts before the walls close. We set out pathways and pull control cable early, so devices land exactly where the drawings put them.

  • Conduit, sleeves, J-hooks and cable support
  • Control, sensor, communication and 24 V power cable pulls
  • Cable dressing, separation and support to specification
  • Continuity testing before close-in

02

Controller and field device installation

We mount and connect the hardware that measures and controls the building, on the platform your project uses.

  • Supervisory and field controllers, VAV and unitary controllers
  • Control panels and enclosures
  • Temperature, humidity, CO₂, CO/NO₂ and pressure sensors
  • Damper and valve actuators, transducers and relays, landed on the Class 2 side
  • Low-voltage thermostats and room sensors

03

Terminations and labelling

Terminations are where most controls problems hide. Every conductor is landed to the drawings and identified at both ends.

  • Terminations at controllers, devices, panels and relays
  • Wire and cable identification
  • Panel wiring dressed and tidy
  • Terminal and routing changes marked up for the as-builts
04

BACnet and Ethernet networks

Controllers only work as a system when the network is right. We install and test the communication cabling between them.

  • BACnet MS/TP trunks, daisy-chained and terminated
  • Ethernet cabling for BACnet/IP controllers and supervisory devices
  • Network cable labelling and routing records
  • Trunk polarity, shield and end-of-line resistor checks before start-up

05

Point-to-point checkout and commissioning support

Before anyone commissions a system, every point should be proven. We verify each input and output from the field device back to the controller.

  • Point-to-point verification of every input and output
  • Deficiency correction and re-test
  • Checkout records for the project file
  • On-site support for the controls technician and commissioning agent during start-up

Retrofits and upgrades

Retrofit work happens around occupants and live systems. We plan the sequence so the building keeps running while the controls change.

  • Removal and relocation of existing BAS wiring and devices
  • Controller and field device replacement
  • Bringing fan coils, meters and new equipment onto the system
  • Closeout documentation for the upgraded installation

Scope

Where our work starts and stops

Clear scope keeps projects moving. Here's what PowerLogic brings to the job, and what comes from the other teams on the project.

PowerLogic provides

  • Labour, supervision and tools for low-voltage (Class 2) controls installation
  • Rough-in, device installation, terminations and network cabling
  • Point-to-point checkout and commissioning support
  • Checkout records and as-built mark-ups

Provided by others on the project

  • Controls design, engineering and programming
  • Controller and device supply
  • Line-voltage power, by a licensed electrical contractor
  • Line-voltage terminations inside starters, VFDs and heat-trace panels
  • Fire alarm systems

Platforms and protocols we work with

  • Johnson Controls
  • Schneider Electric
  • Distech
  • Computrols
  • Honeywell
  • ASI
  • Prolon
  • BACnet MS/TP
  • BACnet/IP over Ethernet
